This is the 4th or 5th year our large family has stayed in this home, and it never disappoints. The kids love the "pool" and the adults love the porch LOL. Plenty of beds and the bottom floor is spacious for our large dinners.

We just returned from a week's stay at this amazing house! We had 13 people that fit so comfortably with room for more. The staff was very responsive and helpful. The location is perfect. The kitchen was stocked with everything we needed to cook multiple meals a day to accommodate everyone. The pool and hot tub were great to have on double red flag days. We are already planning our trip next year to stay here again!

I have stayed with ECDI Properties for many years now and I have been happy with all of my stays. Finding places that are large enough to accommodate healthy size groups that aren't riddled with bunk rooms can be problematic but I usually am able to find comfortable rooms for everyone with ECDI. The house did have 1 bunk room but that worked out perfectly, I was able to put the teenagers there and all the adults had either queen or king suites which takes so much stress off especially when you are sharing cost, everyone feels like they are getting a good shake. This house had so many master like suites and walk outs from bedrooms my group was very pleased with their space. I usually like to try to have bathrooms for each room but 6 bathrooms in this house was completely acceptable for it's layout. There are places we've stayed that are newer and more updated with remodeling and decor, I don't think I have as good as a time when I'm staying in places that are too perfect, I'm constantly afraid some is going to mark or blemish something and cost my deposit. ECDI Properties have a comfortable lived in feel that I prefer. If I were going to give advice for anything I'd suggest bringing a few Roku or fire sticks. I always do anywhere I go just so I don't have to log in and out of all the devices but there were some TVs without hookups and they came in handy. My group loved the space and beach we were able to cook and eat together when we didn't want to go out and we had a great time together. The views were breath taking, the 2 tier porch was perfect and having a full first floor with everything needed accessible was perfect for a few of my party with physical limitations. The only thing missed occasionally was a pool but the kids made due with the large hot tubs and most of us prefer the ocean anyway. I would stay again without question.

We had a wonderful time at the Surf Drive Beach House. We were 17 adults and 7 children. The property's general condition: Inside: very clean and comfortable (only one King bed was not usable - the mattress is shot); Outside: nice size deck area, deck furniture in decent shape, "pool" needs work (pool is actually an extra large spa - only two jets work weakly and the filter doesn't do anything - a shame since our children love to swim). The beach was glorious! We loved playing in the sand and surf. I would recommend this property to anyone with a large family that enjoys sharing time together; and, particularly, loves to be on the beach. We love to cook and the kitchen was well stocked with assorted pots/pans. The large dining table was a great place to gather for meals and crafts. The grill outside did not have a full propane tank and the connections didn't look great - we opted not to use it. Inconveniences like the "pool" and grill did not prevent us from having a great time together!

We had a great time at this property over Spring Break! The property is located directly on a beautiful beach, the spa pool and hot tub was great for the adults and kids, the house had an amazing amount of room for our large group. We did have a few items that needed fixing and Justin came right over and took care of everything. He did a terrific job - very polite and knowledgeable.

This house had absolutely everything that you could want out of a beach house. It was in a great location and the amenities at this house were on point. We had a large group and the house was very accommodating for all of us. There were some very minor issues when we arrived, but Bob and the ECDI team were all over it. They were very helpful and very responsive. They fixed the issues in the matter of minutes and made sure our stay was the best it could possibly be. 10/10 would recommend to anyone needing a house this size

There were a few issues with swim spa not working and they did send someone to address and come to find out heater was out which was a bummer as we rented this house with the anticipation we would be able to use this. The house was very spacious and accommodated our large group nicely. There is some awful wear on kitchen cabinets and I would recommend a larger fridge for this house considering its size. There was a lack of TV's in the house as 5 of the 11 bedrooms did not have tv's and the ones that did only 2 could get channels as the cable was not working correctly. We still had a great time and would rent again if we had another large family vacation.

This house was huge and had 11 bedrooms for our group to spread out. The beach is so big behind the house we had room to set up our own beach volleyball court. It was very clean and we only had one maintenace issue with the garbage disposal but EDI responded to our email and sent a maintenace man who removed a stuck bottle cap. We would have had to rent about 6 condos to get this much space and would have spent way more and not had the place to ourselves like we did with this house. We will rent this house again.

This house met all of our requirements for our big family's first beach vacation all together. he 11 bedrooms are spread out 6 on the top floor 5 on the lower floor which worked out great with the older adults upstairs who go to bed early and our younger adults downstairs who like to stay up later or go out at night. The house was clean, beds were all very comfy ice linens and plenty of towels were provided. There are 2 sets of washers and dryers and one of the dryers stopped working and the management company replaced it the same day. The back balcony and lower deck were nice with plenty of chairs and tables. The location is great in a sleepy part of the town with lots of beachfront directly behind the house. There is very little traffic on the side road in front of the house and we would rent it again!

This is an older home that is huge with 11 bedrooms and 6 bathrooms that was perfect for our family reunion. The house was clean and actually was ready early so we got a quick start on our vacation. We enjoyed the covered upper and lower back decks when it was raining. The hot tub was used a lot by the adults and the pool was great or the kids. The beds all have comfortable mattresses. Bob, the property manager told us they were new.The house is right on the beach with a huge beach area behind it. It is not the newest or the most modern beach houses in the area but the size of it makes up for that and we still give it 5 Stars for having great accomodations for our large family reunion. We plan to book this again in 2025 for another family reunion.

We have rented this property every summer for the past 4-5 years and we love it. They have been very responsive if we've had a maintenance issue, and I can't say enough about the house, balcony and porch. We are a very social group and rent a total of 19 bedrooms, so we have two houses, but this one accomodates the entire group for dinners due to the sheer space in the great room. Both the upstairs balcony and the porch also accomodate smaller groups extremely well. It was also exceptionally clean when we got there.

The house suited all of are needs with having multiple families altogether for a week. There is enough bedrooms with adjoining bathrooms. There are plenty of towels and washcloths for a large group. The property is located right on the beach with access within walking distance to many restaurants.

The house is massive! We had 20 people and never once felt cramped or crowded. The beach is unbeatable, with the prettiest sand you can imagine. We had one issue with some lights, but the property manager got back to us very quickly and helped us fix the issue right away. One thing I would note, the beds are pretty squeaky so you might not wanna put Grandma in the room next door if you're shy about getting freaky. ;) Don't let the few negative Nancy reviewers scare you... this is a great place. Yes, a few things could use updating, but it's not going to affect your stay at all. I would recommend this property for sure! We have even talked about visiting again next year. If you're looking for a meal in town, definitely check out Back Beach BBQ.

This rental is incredible. Very spacious (and I mean massive) and well maintained. It has the most comfortable beds and best water pressure I have ever encountered in a rental property. We did have ankle deep water flood into the main entry room after a heavy rain on Saturday night. We gathered up all the towels we could find and was able to keep the water from going past the kitchen and the water receded fairly quickly. I called the office that night and received a return call on Sunday morning. I was told there had been unusually heavy rain in the previous days and this rarely happened. I asked if they could send the cleaners to wash the towels and clean the floor but they did not show up on Sunday. I called back on Monday and told them we would wash the towels and clean the floor because I did not want to wait any longer for the cleaners as my dogs were in the house and I wanted to be there when they came. I did not notice any damage or smell from any prior incidences as the floor is all tile. The only damage was the rug in the front room was very wet so I was asked to move it outside. Other than that minor annoyance, excellent stay.

Unfortunately there was a tropical downpour of rain the day you arrived that casued your overall rating of 4 Stars. The rain was so heavy that it flooded the street In front of the house so much that the water flowed over the berm between the street and the driveway. This happened only one time before during a tropical storm 7 years ago. There was only about an inch of water that was in the front family room area and very little on the floor in the kitchen so as you mentioned we threw away the old rug and put a new one to replace it The asphalt berm has been raised to prevent this from happening again. There are two sets of commercial size washers and r dryers in the laundry room. I am very sorry there was a misunderstanding when you called our on call person. She thought that you said since there were other clean towels in the house that you would was the towels yourself if we could not get a housekeeper to come on a Sunday.

We stayed with 20 people ages 18-78. Knowing that the place is rated to under 25 we were prepared for a subpar house. We were pleasantly surprised! The house was clean when we arrived. The beds were comfy. The bathrooms were mostly all updated. You can't ask for a better location!! We felt like we had our own private beach. With the large kitchen table and the tables on the patio we had plenty of room for meals and card playing at night. We had to purchase plastic silverware as there was no silverware at the house, but that wasn't a big deal. I would rent this house again! Close to souvenir shops and an ice cream place.

We screen them carefully they pay an extra $1000.00 security deposit and we inspect the house at least 3 times a week and again on their check out date to assure there are no damages or the house and amenities are compromised during their stay. We are very happy that you felt the location was superior and enjoyed the very large beach area that is semi-private. One thing we do not understand is your comment that there was no silverware as there is plenty of silverware for a large group of people. We will inspect the kitchen to assure that it has not been misplaced in a different drawer and replenish the silverware if needed. Overall positive stay. The large swim spa was not working when we arrived, however owner had a tech show the next day to fix the heater for the swimspa. We had to wait 2 days for it to warm up to temp. We used the smaller hot tub in interim. Gas grill burner was also not working properly, thus we ate out often. The location is ideal and the house is large and spacious. The condition of the furniture is heavily used such as the couches and have a very deep sag that make all conventional sitting attempts uncomfortable.

I cannot even list all the great experiences we had. But I will start with the highlights. The house is so spacious with cabinets, full closets, and the bedrooms are HUGE. We had 17 people and 4 of them were children. The second living area and the big flat screen were a hit with the kids after swimming and sightseeing all day. The adults enjoyed the extra living room and it had ample seating for all of us. The kitchen was fully stocked with every type of cookware you would need, from pots and pans to cutting boards and a variety of appliances. We did a lot of cooking and did not want for anything. The stainless steel fridge with ice and water in the door was awesome! We enjoyed the heated lap pool and hot tub every day. Many of us had to work a little during our trip, and the giant balconies were the perfect place to work peacefully while taking in the sun and views. The additional side apartment was fully stocked with cookware, stove, a second fridge, and a full living area, and 2 huge bedrooms. This made my perfect get away from the crowd lol. Everything was clean and ready for us when we arrived, check-in was a breeze and the neighborhood was quiet. We were just a few feet off of the beach with our private beach access. NO STEPS!! All sand! Bob is so helpful as I had a million questions before we even arrived! His patience with me is not unnoticed! This has now become my yearly family vacation spot.

Would love to know the history of this house. It has a very different layout. The 11 bedrooms and 6 baths were fabulous for our family. The location is superb. We enjoyed the two hot tubs. We also enjoyed the feral cats but would not want to have them around small children. I have been bitten by feral cat and know they can be dangerous. The grill needs to be replaced and some of the mattress were not very comfortable. The overall cleanliness could use some help. Baseboards and door to hot water heater very filthy. Overall we enjoyed house, we knew it was an older home when we booked it. Would definitely rent it again.

My daughter and her friends rented this places for a week. There were 27 of them ranging in age of 18-22; this place was perfect for them. Everyone had a place to sleep and a place for each person to have personal space or place to escape to if they needed some alone time. The house had plenty of kitchen, refrigerator space, storage and sitting areas to accommodate this big of a group. The location to everything in Panama City was also perfect because they could walk to restaurants, stores, go carts, putt putt, and parks. We had a group of 6 moms stay two doors down from this house and frequently visited the home to prepare meals and ect... honestly this house was absolutely perfect for celebrating this group of young people. We are so thankful we found this house!

House was great and in a great location. It could use alittle updating and cosmetic attention but over all it was great. Neighbors to the west are great also. We will be back.

The house was perfect for our family and friends. The house and rooms were much larger than we expected. Everyone liked the 3 large family rooms because the younger kids could watch age appropriate shows and the others could watch different shows/movies in the other rooms.

I definitely enjoyed my time at the house. There are several things that need to be done, but definitely didn't make or break me. Several power plugs weren't working properly. And the big swim jacuzzi didn't work the entire time I was there. I was explained it was because of the storms. Again didn't make or break me this trip, but I was looking forward to being in it. And was a reason I chose this house. Definitely the beds could be updated a little on the firm side. Balcony furniture is rusted up. I still will stay here again. I loved the location and everything else about it.

We had such a great time that it was hard to go back home! This is our second time renting this home and it doesn’t fail to disappoint. We had a few minor issues but we contacted the owner and they were dealt with immediately! We will be renting here again.

Wonderful location. Some restaurants within walking distance. Lots of seating in dining and TV area. At least 4 bedrooms with ocean views. The only reason I wouldn't give this 5 stars is the mattresses. They were so hard and so uncomfortable, and noisy! Don't think the large hot tub on the ground floor is actually a pool, but kids would be fine with it. The place is an older home that has been updated. Being a rental has taken it's toll on the cabinets and vanities and they should be replaced. Some of the stuff is minor, and didn't affect our fun at the beach. We would definitely rent this again!

Thank you for your 5 Star Review we appreciate it very much! Mattresses in a vacation rental are always a matter of personal preferences. There is a swim spa pool 15'x8'x4' deep on the ground level as advertised. The hot tub is on the second level. Vanities in 4 of the 6 bathrooms are new, replaced during the last remodel. The 2nd kitchen has all new cabinets. The main kitchen cabinets are all clean and functional. We appreciate your opinion but none of our guests for the past 2 years have raised any of these issues affecting their stay. Thanks again and please do come back next year!

We have rented this house for the last 3 years, we enjoy coming to Florida and staying in this house.We have a large family and vast number of friends who enjoy vacationing together. Our age ranges from age 97 to 1 years old. The house is large enough and does not feel crowded. The property is in a good location to all the things you might want to do, we like to stay close to the beach house because what we come down to Florida for is to go to the beach.The house is well equipped with most household items you might need. The staff have always been easy to reach and provide good customer service. There are small things that could have been nicer,but overall the house is great and we enjoy being there every year. In fact, we like it so much, people fight over who gets to come every year with us.

The house was Beautiful, couldn't ask for better location. The views were amazing especially from the upper deck. Sit out there every morning. Just listening to the ocean and seagulls. We have stayed in Panama City Beach before in a condo. But this was so much better. We seen dolphins, stingrays,and so many other little creatures. The kids all loved it from the 5 year olds to the adults. Definitely will be booking again.

It is hard to find a vacation home in a beachfront community that will accommodate our large family, but we found one this year! We were literally steps from the beach. We were so pleased with the location and all of the room that the house provided. There was room for all of our 29 family members. We spent a lot of time on the deck, where there are two large tables and lots of chairs for gathering and looking out at the ocean. The balcony was very comfortable, with a hot tub, two love seats, with cushions and a table. It was a good spot to relax and there was a nice ocean breeze up there and a beautiful view of the beach. The dining and living areas are spacious and comfortable, as are the bedrooms. We grilled out on the deck or made dinner in the kitchen every night and there was enough space for everyone. Also, there are enough spots to get away and be alone, or to gather, which is perfect for our large family. There is an additional kitchen and living area in the apartment (same house, but separate outside entrance; also accessible from inside the house). The extra refrigerator really came in handy for us. We were able to park all of our cars in the driveway. I think we had 8 cars. The property management company, as well as the owner, were very responsive and helpful from the time I booked until we left. We all had a great time and I highly recommend this property!

This was our 2nd year renting this house. We have 25-27 people and there is space for everyone. The house is older and in need of update but I'm not buying it - just renting for a week. The location is excellent. The patio pool is a great asset for kids. The hot tub was used by and enjoyed. Overall, we had a great time and plan to rent again next year.

This house is even more unbelievable than it was last year. It has everything a very large family like ours needs, and the downstairs rooms have now been upgraded, and are very nice, bright and cheerful. We love the spacious room both inside and out for our "gatherings." This was our second year staying here and we're certainly reserving this dream house on the beach for next summer. HIGHLY recommend!

This was our first time using VRBO. We were very excited about this Beach House steps from the ocean. Our group of 25 ages 2 to 93 had an amazing time. We were all very comfortable with this spacious home. We had plenty of room to accommodate all of us. The place was clean and comfortable. The Spa pool was a high lite for our younger kids as the ocean was cold. We loved the beach area played endless volley ball (we brought our own volleyball game) flew kites , football . Overall a vacation in paradise &#xD83E;&#xDD17;

Really big house with plenty of space for many people. Overall, a nice house with nice furnishings. There were some issues with items that needed to be repaired or replaced (broken grill, leaky hot tub, etc), but hopefully these are things easily addressed and repaired. In all fairness, we did not report these items while there as they were more frustrating than critical. We stayed here with a large group for a company fishing trip. We plan to book this same house for future trips.
