This 6th floor condo is one of the nicest 4 bedroom condos in all of Panama City Beach.

The master bedroom on the water has a king size bed and cable TV plus a great view of the ocean and access to the balcony. THE MASTER BEDROOM HAS A PRIVATE BATHROOM WITH A JACUZZI TUB.

The 2nd bedroom has a KING size bed and flat screen cable tv on the wall.

The 3rd bedroom has a Queen size bed and flat screen cable tv on the wall.

The living room has floor to ceiling windows overlooking the ocean, with access to the oversize balcony and a queen pull out couch.

The 4th bedroom or the efficiency has a king size bed, free standing twin size bunk beds, large flat screen cable TV, an ocean view and its own private balcony over looking the ocean. It has a private bathroom with a jacuzzi tub. It also has a kitchenette.

With nine-foot ceilings, crown molding, tile throughout, granite counter tops, ceiling fans throughout and marble garden tubs and showers with shower massages, this condo has it all! From this 6th floor balcony , you'll overlook a 1,700-foot expanse of sugar white sand beach.

The location of the Boardwalk unit 601 was very helpful for our larger gathering. The only negative comment about the condo were the bunkbed and smaller bedroom mattresses were uncomfortable. The view was amazing and the balcony was well equipped with furniture for all to enjoy the awesome sunsets. The property management company (ECDI) promptly serviced some minor issues. The condo was an excellent solution for our family gathering. We will likely return for future family gatherings.<br/>Our largest concerns were with the Resort Security and some of the HOA Rules. On one occasion two of our guests ventured out during the evening. Security wouldn&#x2019;t let them return to our unit later and insisted that they needed to have wristbands on their person. This was not disclosed on the list of rules provided by Security. On several occasions, the Security (male with the ponytail) assigned to the monitor the pool and spa was overly assertive with his authority. This was not during &#x201C;SPRING BREAK&#x201D; with mobs of college students. At times there were less than 20 persons in the pool and spa areas and several of them were with our group (ages ranging from middle 30&#x2019;s to 60&#x2019;s). Security should not stand in front of guests and make their presence known when no one was acting inappropriately. They should monitor from the entrance areas and not be annoying or intrusive. Given the strong &#x201C;EVICTION&#x201D; language in the HOA Rules, these Rules should have been disclosed prior to us booking your non-refundable condo. It is wrong for any HOA to define rules that are subjective and use the term &#x201C;etc&#x201D;. Define &#x201C;proper swim attire&#x201D;? I totally understand &#x201C;no thong&#x201D; for a family resort however, I was unable to find a specific definition or documented examples for &#x201C;T-Back&#x201D; or &#x201C;Cheeky Suits&#x201D;. I fail to understand why a wonderful resort would base their year round rules on managing &#x2

The rental unit was beautiful. The staff at Emerald Coast was wonderful to work with. The only recommendations I would give to the owner's of the property was a few things. The sleeper sofa in the living room was in very poor condition. We didn't need to use it as a bed but the couch was terrible. The dryer was getting very hot when it was used and my husband looked behind the dryer and there was a lot of lent that had accumulated behind the dryer because the vent hose that had been taped to the dryer was coming apart so we stopped using the dryer for fear it would catch on fire. Also the top drawer in the fridge door would not stay on if you put anything in it so we just tried to not use it because the shelf would just fall down and our items would fall out. There also, seemed to be a problem with the oven because it would take a long time to heat up to just 350 took about 30 minutes. Evan with the above mentioned room conditions our family really enjoyed our vacation and hope to visit Panama City again

I was told it has been replaced it seems as the table chairs where but the table is still rusted. This wasn't a Hugh problem for us but some might not enjoy that. Overall I loved this room and will rent again!

We are a family of six with our oldest child in a motorized wheelchair. This condo was roomy enough for her to get around. But the overall state of this condo was gross. I was so disgusted with this place. There was mold on the bathroom fans and on the shower head in the master bathroom. Thankfully I came prepared with cleaning supplies. The floors were never swepted or washed. it took mopping them 3 times to get them some what clean. The build up of dust on all base boards and furniture was astounding. I&#x2019;m not sure who cleans but the managers of this property may need to check in. Also the fan in the bathroom off of the laundry room had moisture and dripped discolored water on the toilet below it. We called to have it looked at no one showed up. Hopefully they get it taken care of. Also the curtain rod in the mother-in law suite came off on one side, we called no one came to fix it. Overall not happy with this condo. But the building itself was pretty good. The staff we did encounter were very friendly and helpful. The tiki bar has good food and music. The access to the beach was perfect. The staff at the beach were kind and extremely helpful.

Loved the location. The place felt like a home. Could use more cooking pans. Could use a new sofa. I wish it was decorated for the holidays since we were there fro Xmas. Overall 9 people stayed there very comfortably. I would definitely stay there again.

Our family cruise was cancelled and we still wanted warm waters. This is a great location and plenty of restaurants. We had spectacular views everywhere we went and this unit was extremely spacious and adorable. We loved how well the kitchen was stocked and the views from practically every room. The floors could use a deep clean with mopping but otherwise the unit was very nice! We will definitely stay at this location again in the future. Also, we have to mention the security staff are so super sweet! We had a great family vacation.

The pictures were accurate. This place is nice. Plenty of room and a great view. Only complaints we had were the floors were dirty when we got there and a curtain rod fell in one of the rooms almost hitting on of the kids. Other than those two complaints everything else was great. The splash pad was closed when we got there so that was disappointing for the kids.

We had a great time staying at this condo. The pictures were accurate, location was great, condo was huge and view was beautiful. Unfortunately they were doing work on the exterior of the building so they had those ropes hanging in our view. The condo decoration and colors were of great taste and inviting. Communication throughout the process up until check in was clear and detailed. We got an email from ECDI on our first or second day to check in on us. We never got any instructions for check out though, so communication fell short at the end. The confirmation email said to follow check out procedure outlined in the binder found inside the unit, however, there was no binder inside the unit and we never got any other email about it. We did what we've done in other condos when we left, and emailed ECDI about it, but I never heard anything back. The condo seemed very clean, but the floors were dirty and some dishes in the cabinets were dirty too. The floors were a beautiful gray which is great for not showing any dirt, so we found out by walking barefoot upon arrival and made sure to wear shoes inside after that. There were no wine glasses, no detergent to wash dishes by hand and no extra trash bags. We also had issues in 2 bathrooms with water leaking out of the showers and soaking the floor mats and getting the floor wet. Didn't seem like the shower door had a good seal. Would also be great to have more towel hooks added to the bathrooms especially next to the showers. Overall a great stay and great time, but there's definitely room for improvement.

I&#x2019;ve never been to PCB in the off season so it was a whole new experience for us, but the experience was great! There was A LOT of construction going on for sure during our stay but we really enjoyed ourselves nonetheless.

We had a wonderful time. We will definitely go back to Boardwalk from now on. Everything we needed was provided. The property staff were excellent! Only thing I was dissatisfied with was the beach chair staff. He was not at all friendly and NEVER remembered who paid for the week. (other renters were complaining as well) Other than that excellent!

We stayed in unit 601 and loved it. Everything was clean and ready for us when we arrived. We had a couple issues when we arrived and I called a left a message for maintenance. We actually figured out or resolved the non-issues not long after. The maintenance person actually came to the unit to check our problems. Plenty of sleeping space for our group of eight. The bathrooms had plenty of towels (smaller size). Each bathroom had a hair dryer. The kitchen was well stocked. All of the televisions worked. The elevators were quick and we never had to wait long. Plenty of parking in either the parking garage or the above ground lot. Location was close to a variety of things. Walking distance to Pineapple Willies, and close to Wal-Mart, Ripley&#x2019;s, Wonderworks, and many other places. A two-minute walk puts you at Alvin&#x2019;s Island. We enjoyed Triple J Steaks & Seafood. Great food and atmosphere. We took the shuttle boat from St. Andrews Park to Shell Island and enjoyed looking for shells. We loved the view of the Gulf from the balcony. The complex itself is well maintained and they are in the process of some post-Michael hurricane repairs/updates, but nothing that interfered with our stay. We saw maintenance out every morning making sure the pool and hot tub areas were clean and ready for the day. All staff were friendly and made us feel like appreciated. We received emails throughout the week from the condo management company to see if we were enjoying our stay. I had a couple of questions for them and they were quick with a response. <br/>I would definitely recommend this resort and unit for anyone who looking for a place for several people. They have a small general store selling some of the basic sundries. It also sells a variety of breakfast and lunch items and ICE CREAM! They have several varieties of ice cream and do cones, cups, and sundaes. The Tiki Bar was also a great place to hang out with live music, drinks, and food. Overall gr

When we walked in the view was just amazing. Looked like you could walk out onto the ocean from your patio. There was six adults in our group and none of us had any complaints. There was plenty of towels, extra blankets, plenty of kitchen items, beds slept great and some really good pillows. Was really a little concerned about the security issues others had commented about but they were nothing but very nice and helpful. Went into the little store to get a smoothie and there was another fun group of workers there. Have to say we have nothing but great memories on our stay our at Boardwalk Resorts.

We were extremely happy with our rental at the Boardwalk. As our family is growing, we were happy to find a 4 bedroom, 3 bath unit. The extra kitchenette was perfect for my daughter's family with 2 children. It was beautiful, clean, and the location was wonderful. Beach large and clean, pool area wonderful, grand-daughter loved the kiddie area.

We traveled with a large group for an extended family vacation. The location was fabulous. There were lots of amenities. Loved the fact that it had a large kitchen and a washer and dryer. There was however some painting being done while we were there and we were unable to use the balcony for several days of of our stay which is one of the main reason we booked this condo so that was somewhat of an inconvenience. Great size with lots of space for each guest.

The last few years we've been staying on the west end, but really like the east end this year. It was so much easier getting down to the beach as it seems to be flatter. The Boardwalk was great, everything was easily accessible and convenient. Our unit was plenty large enough for our 10 adults, 1 child, and two babies. We would stay there again.
